Coverage built for Gulf Coast homes, wind, water, and all
Walker Insurance Agency writes homeowners insurance throughout Baldwin County and Mobile County, from the Eastern Shore to the beaches. We are an independent agency, so we compare your home across more than 100 carriers rather than quoting one company’s number.
A homeowners policy covers your house, your belongings, and your liability if someone is hurt on your property. It also pays for somewhere to live while your home is repaired after a covered loss.
What Homeowners Insurance Covers

Dwelling — Repairs or rebuilds the structure of your home after a covered loss.

Other structures — Detached garages, fences, sheds, and docks, usually at a percentage of your dwelling limit.

Loss of use — Pays for somewhere to live while your home is repaired. After a storm, that can mean months.

Personal liability — Covers you if someone is injured on your property or you damage someone else’s, including legal defense costs.

Medical payments — Covers minor injuries to guests on your property regardless of fault.
Coverage You Can Add

Scheduled personal property — full coverage for jewelry, firearms, art, and equipment above standard sub-limits

Water backup — sewer and drain backup, which a standard policy excludes

Service line coverage — buried water, sewer, and electrical lines on your property

Equipment breakdown — HVAC, water heaters, and appliances that fail on their own
What This Means on the Alabama Gulf Coast

Your named-storm deductible is a separate number. Most coastal policies apply a percentage of your dwelling coverage when the damage comes from a named storm, rather than a flat dollar amount. A higher percentage lowers your premium and raises what you pay after a storm. That should be a decision you make on purpose.

Flood needs its own policy. Rising water, storm surge, and flash flooding are excluded everywhere in Alabama. Plenty of Baldwin County flood claims come from properties outside high-risk zones, where coverage costs less — which is a reason to buy it rather than skip it.

Check whether your roof is covered at replacement cost or actual cash value. Replacement cost pays for a new roof. Actual cash value pays what the old one was worth after depreciation, which on a fifteen-year-old roof can be a fraction. Many coastal carriers have moved older roofs to actual cash value. Know which you have before storm season.

FORTIFIED can lower what you pay. FORTIFIED is a construction standard built for high-wind regions, and Alabama carriers commonly offer premium credits for homes that earn the designation. Alabama has also offered grant funding for retrofits. If your roof is due for replacement, ask us before the work starts — we will tell you which carriers give the strongest credit.
What Affects Your Rate
Distance from the water · roof age and material · construction type and year built · square footage and rebuild cost · your claims history · dwelling and liability limits · your standard and named-storm deductibles · wind mitigation features · FORTIFIED designation · pools, docks, and trampolines · alarm and water shutoff systems
Carriers weigh these very differently, which is why the same house gets meaningfully different quotes.
Frequently Asked Questions
Does homeowners insurance cover flood damage in Alabama?
No. Flood damage is excluded from every standard homeowners policy. Coverage for rising water, storm surge, and flash flooding requires a separate flood policy, either through the National Flood Insurance Program or a private flood carrier. We write both.
What is a named-storm or hurricane deductible?
It is a separate deductible that applies only when damage comes from a storm the National Hurricane Center has named. Instead of a flat dollar amount, it is usually a percentage of your dwelling coverage. A higher percentage lowers your premium and raises what you pay after a storm. That tradeoff should be a decision you make on purpose.
What is FORTIFIED, and does it lower my premium?
FORTIFIED is a construction standard developed for high-wind regions, with roof requirements that go beyond standard building code. Alabama carriers commonly offer premium credits for FORTIFIED-designated homes, and the state has offered grant funding to help homeowners retrofit. If your roof is due for replacement, it is worth asking about before the work starts. Ask us and we will tell you which of our carriers give the strongest credit.
Does my policy pay to replace my roof, or only what it is worth now?
That depends on your policy. Replacement cost pays to replace the roof with a new one. Actual cash value pays what the old roof was worth, factoring in age and wear, which on a fifteen-year-old roof can be a fraction of replacement. Many coastal carriers have moved older roofs to actual cash value. Check which one you have before storm season, not after.
What affects my homeowners rate on the Gulf Coast?
Distance from the water, the age and material of your roof, the construction of the home, your claims history, the coverage amount and deductibles you choose, and any wind mitigation features the home has. Carriers weigh these differently, which is why the same house gets meaningfully different quotes.
